The average rate on the 30-year fixed mortgage hit 3.70% Friday, the lowest since November 2016, according to Mortgage News Daily. That rate will likely dip even lower this week, as bond yields continue to fall. The drop last week meant that 8.2 million 30-year mortgage holders could likely qualify for a refinance and save at least 0.75% off of their current interest rate by doing so. (WSJ)

You’ve listed your home for sale, but where are the offers? One month passes, then two. How long do you wait before you increase the odds of receiving an offer by dropping the price? Most home sellers often wait too long. A recent ShelterZoom survey revealed just under 20% said they would wait one month, while 17% would wait five months. For about 9%, it would take an entire year before they’d reconsider their price. 12% said they would never lower the price of their home. Sellers must remember the buyer sets the sale price of a home which simply means your home is only worth what someone is willing to pay. Setting the right asking price based on actual, comparable market conditions is always a critical component of a successful marketing strategy. Listen to the market and set your price accordingly. Demand for single-family rental homes is surging, and homebuilders are now stepping in, redesigning and reimagining the sector — and becoming landlords themselves. In 2018, about 43,000 single-family homes were built for rent, the largest number in nearly 40 years according to National Association of Home Builders analysis of U.S. Census data. The built-for-rent share of housing starts is also rising, nearly double its recent historical average (from 1992-2012). (CNBC)
